Small repairs can often be overlooked; however, a building’s exterior structure has many different components that work in unison to keep a building watertight and secure against the elements. By monitoring and correcting the minor problems, you can reduce the requirement for major repair and replacement works.
What may appear to be an insignificant open joint at a parapet cap, can result in a large amount of water ingress – should water be allowed to migrate down a building, steel frames can begin to rust, insulation can become damp, and wall surfacing can become displaced.
Buildings are filed as Safe, Safe With a Repair and Maintenance Program (SWARMP), or Unsafe. A Safe building needs no further action. A SWARMP building must be repaired in the time frame established in the report.
